HOMEOWNER PLANNING GUIDE
Gas Fireplaces in BC Strata Buildings
Organize fireplace servicing, suite access and follow-up records across a strata property.
Establish the scope and responsibility
Create a unit-by-unit equipment list using existing records and information supplied by residents. Ask the strata manager to clarify responsibility under the property's documents rather than assuming all fireplaces or vents have the same ownership arrangement. Confirm who may authorize work and approve additional repairs.
Make access practical
Give the contractor the building address, available equipment details and any known faults. Plan appointment windows, resident notices, access permissions and procedures for missed visits. Ask what residents should clear beforehand and how the contractor will report equipment that requires follow-up.
Track outcomes by unit
Request a service record for each completed visit and a separate list of outstanding work. Record inaccessible suites so they are not counted as serviced. Keep quotations for repairs distinct from the original maintenance scope. Technical Safety BC publishes servicing guidance; use the appliance's instructions and qualified contractor advice for the equipment in your building.
